Penta Investments – a Central European investment group and a developer of such projects like Aviatica and Florentinum in Prague, and Digital Park in Bratislava - is constructing its first office project on Polish real estate market – D48. It is an A-class office building, with a leasable area of over 26,000 sq m, which will offer high-quality office space and retail function. Penta chose a location on the most prominent corner of the Mokotow office district in Warsaw, at the intersection of Domaniewska and Postepu streets.

    The shape of the building is diversified, including an 11-storey dominant at Domaniewska Street (including ground floor) and an 8-storey part at Postepu Street. Floors from 9 to 11, will offer approximately 1,200 sq m each, while a typical office floor from 2 to 8 will offer up to 2,900 sq m, which will allow tenants for flexible planning of a functional office space on one storey. Among D48’s advantages there will be spacious terraces located on floors 7, 9 and 10, with great views facing downtown – a perfect place for relax and less formal meetings.

    Due to a well-planned layout and orientation of the building, a clear hight of 2.75 m (floor to ceiling), as well as a fully glazed facade – each floor in D48 will allow for maximum access of daylight for all the Tenants.

    D48’s ground floor with retail area of 1,800 sq m – will accommodate among others: a restaurant, a press point, a pharmacy or/and other services and facilities for office tenants. All retail units will also have independent entrances directly from the street.

    An underground car park, located on the floors -2 and -1, will provide 435 parking spaces for tenants, while guests will be able to park cars on the surface car park offering 45 places. Both and the surface and underground parkings will offer charging points for electric cars. Access to do the premises and parking will be provided with two independent entrances – from Domaniewska and Postępu streets.

    The main entrance to the building, with an elegant reception hall will be located at Postepu street.

    Additionally, green areas with modern, small architecture have been designed outside the building. There will also be facilities for cyclists, including convenient bicycles’ stands, as well as the changing rooms and showers for cyclists. The building will be also equipped with all necessary facilities for the disabled.

    One of the main advantages of D48 localisation is comfortable access to the public transport, including several trams and bus lines at modernized and extended Woloska Street, a fast urban train station at Marynarska Street and convenient access to the metro line no 1. Moreover, the proximity of Galeria Mokotow shopping mall, one of the largest and most popular shopping centres in the capital.

    D48 project is being implemented in the system of Construction Management. Hill International has been selected as Construction Manager of this project. Completion of the project is planned at the third quarter of 2017. The total estimated value of the investment will amount to around EUR 45 million. Penta Investments together with Savills – an exclusive leasing agent of D48 project – have been already meeting and holding talks with potential tenants for office and retail space.
